Foundation-to-Dry-In Shell Package

Prosper, Texas

A repeat-plan shell package delivered for a regional builder — concrete and framing self-performed through dry-in, running under the builder's project manager.

Prosper, TX
Trade partnership — shell package
9 homes, two repeat plans
Rolling mobilization across 7 months
January 2025
Labor + material, under builder PM

The builder needed a structural partner who could hold a rolling schedule across nine homes without a quality drop between the first house and the last, and who would report into their existing project management cadence instead of running the site their own way.

Foundation through dry-in as one accountable envelope scope, priced once for the repeat plans and mobilized on the builder's release schedule.

  • Engineered slab and grade beam placement
  • Structural framing including complex roof systems
  • Sheathing, weather barrier, and roof deck
  • Window installation and dry-in verification
  • Plan coordination and conflict resolution before mobilization
  • Weekly progress reporting to the builder's PM

Two repeat plans meant any load-path conflict would repeat nine times. The structural, architectural, and MEP sets were walked and reconciled in writing before the first mobilization — header conflicts, beam pockets, and hardware call-outs traced end to end — so the same crew could execute the same detail nine times without re-solving it in the field.

All nine shells were turned over at dry-in on the builder's schedule. Pre-mobilization plan reconciliation eliminated the repeat-plan rework the builder had absorbed on previous phases, and the partnership has continued into the next release.
