Nova Luxe's structural crew is the same team on a custom home and on a commercial ground-up. The material discipline is identical. The differences are in the engineering documents, the inspection sequence, and the pace at which the schedule has to move.
Commercial engineering is more prescriptive.
Commercial drawings specify shear wall placement, connection detailing, and fastener schedules more prescriptively than a typical custom-home set. That is a benefit — less field judgment, more code-defined execution. But it also means submittals, RFI turnaround, and coordination with the engineer become critical-path items.
Inspections are more frequent, more granular.
A commercial framing inspection may include shear-wall nailing patterns, hold-down installation, and fireproofing continuity. Each of these is a scheduled event, and each one has to pass before the next scope can start.
